Skipping a thorough inspection can lead to nasty surprises down the road, from unexpected repair costs to safety hazards. In Singapore, new homes come with certain legal protections (like the Defects Liability Period) that can save you money, but only if you identify and report issues in time.

This is not a hard deadline for the one-year DLP, but it helps get things fixed early – ideally before you commence renovation or move in. If you catch defects early, you won’t have to pay out of pocket or undo your renovation later to fix them. As PropertyGuru notes, HDB won’t cover rectification of defects found after the 1-year DLP, and fixing issues like popped tiles or water leaks post-renovation can be difficult and costly. In a dramatic example, a false ceiling in a new BTO flat collapsed just months after completion – imagine the potential repair cost if such structural issues aren’t addressed while under warranty!

Moreover, HDB provides additional warranties for certain issues: e.g. the extended warranty covers ceiling leaks in bathrooms/kitchens and external wall seepage for 5 years, and even structural issues like spalling concrete for 10 years. These are legal protections in place, but you must report the issues to benefit from the free fixes. If you miss the window, any damage from those leaks or cracks could cost you thousands to repair later on.

From a financial perspective, paying for a professional home inspection (usually a few hundred dollars) can be well worth it. Inspection companies in Singapore charge around $300 – $700 for a full defects check of a new flat. Some contractors even offer free defect checks if you hire them for renovation .

This upfront cost pales in comparison to the potential savings – you could catch issues that would be expensive to fix after the DLP. In fact, many new homeowners are now engaging professional inspectors due to fears they might miss subtle defects that could lead to bigger expenses later.

Finally, safety and peace of mind are priceless. Electrical defects, water leaks, or structural weaknesses can pose safety risks if left unchecked.
